(Read more) Owner/Agent purchased the house as a "down to the studs" gut, but previous owner had already started by adding a second bathroom, so a lot of foundation was removed to add the underground pipes. Also, the carport has been filled in and turned into a bedroom, so the house is transformed from a 2/1 to a 3/2. It was supposed to be a large renovation, but was converted to "Newer Construction". To get permits, City Of Oakland Park Building Dept (OPBD) took 10 months to approve. Then, when it was determined that not just the exterior roof was bad, but the rafters were as well, another 3 months was lost on getting permit revisions. Then to support the new roof, new foundation footings had to be dug out and concrete poured underneath the house, adding 15 cubic yards of poured concrete to the house. Owner also raised the walls by another two blocks higher, so now internal ceilings are raised from 8ft to vaulted 11.5 max. Then OPBD removed all grandfathered items, so entire structure had to be brought up to code. All doors, windows, and every 4ft along all exterior walls had to have the concrete block cut open, add #5 Rebar, and then fill with poured concrete for new Wind Code. Note in the pictures, there is one where the walls are colored black. Those are the places that are reinforced as such. There has been a rash of "new homes" in which the homebuilders cut corners and the homes became unlivable. This house is the extreme opposite! Building materials are included in sale. Two HVAC units, concrete blocks, drywall, wood/metal studs, tub and faucets and some plumbing, flooring, wall/roof insulation, tile for one of the bathrooms, and washer/dryer all included. In backyard, previous foundation slabs are saved to create a uniquely beautiful paver patio off of the poured concrete 12'x12' concrete patio. All permits are active, all contractors are registered with the city, possess all proper insurances, and know what to do to proceed. All a buyer has to do is bring their wallet, and after that, about 2-3 months later, the house will be done. Current Broward County Assessed value is based on the house being a 2/1, so Sales Price is based off of current condition with new extra bedroom, new extra bathroom, new roof, new windows, supplies, and construction status.
